The Bay Area’s physical geography and regulatory environment create layered demands on the facade.

• Seismic performance. The Bay Area sits on and near multiple active fault systems, including the San Andreas and Hayward faults. Facade systems must accommodate significant inter-story drift under seismic load without compromising the cladding plane, the drainage cavity, or the structural attachment. We specify aluminum cladding systems with engineered seismic movement allowances and tested bracket connections.
• Coastal fog and marine exposure. San Francisco’s microclimate - persistent marine layer, salt air, and cool humidity - places demands on coating systems and fastener selection that a strictly inland climate would not. We specify coating systems and hardware appropriate for marine-adjacent exposure.
• California Title 24 energy compliance. Continuous insulation requirements, thermal bridging limits, and overall envelope performance targets all interact with how the rainscreen subframing is designed. We coordinate wall section details with the energy model to support compliance documentation.
• Varied microclimates across the Bay. San Jose and the South Bay run significantly warmer and drier than the SF Peninsula. The East Bay has its own temperature and wind profile. We adapt system specifications to the actual exposure of the project site, not a one-size Bay Area standard.
